Robert is licensed with the Toronto Real Estate Board and has over 15 years of experience listing properties, working with buyers and dealing with estate transitions.  Robert Holbrook is a saleperson with Century 21 Parkland located at 2179 Danforth Avenue - 416-690-2121.

Additionally, Robert has years of experience as a Home Care Coordinator—specializing in Long Term Care Home applications,Capacity Assessments—and more than 10 years as a psychiatric social worker, Robert brings a long history of working with the elderly to every transition.

If possible, yes. It’s often best to move out before listing the home so it can be shown as a vacant property. This gives buyer agents the flexibility to schedule showings freely, and it allows buyers to view the home without distractions from furniture or personal items — helping them picture it as their own.

Your home will be appraised by an independent professional appraiser, designated P.App. or CRA (Canadian Residential Appraiser). You will receive a detailed written report outlining the home’s market value, based on current market data, condition, and comparable sales.
This ensures a fair, unbiased assessment — especially important when settling estates or making informed decisions during a transition.

 Eleanor lived in her North York bungalow for over 30 years. After the devastating loss of her child, she struggled with grief and anxiety. Over time, her home fell into disrepair — the roof leaked for years, and the space became dangerously hoarded. It was no longer safe and livable. A concerned social worker contacted Toronto Estate Transitions for help. We worked closely with her over several months. Together, we sorted and stored her most meaningful belongings, secured an affordable storage unit nearby, and cleared the home of debris to make it safe again. Professional exterior and drone photography showcased the large lot, and the property sold in a bidding war for $1,800,000.00. Once the sale was complete, we helped Eleanor find a safe, comfortable condo in a location of her choosing — a space where she could start fresh and focus on her well-being.

 Ted lived in his East York semi-detached home for decades with his wife. After her passing, he remained in the home for 20 more years, but as Ted developed dementia, the house began to fall into disrepair. He started collecting papers, magazines, and flyers that arrived at his door, and before long, the home became overwhelmed with clutter. A mouse infestation took hold, making the situation even more difficult. Ted’s family reached out to Toronto Estate Transitions to develop a plan that would support Ted’s next steps and ensure his home was safely managed. Together, we created a plan to help Ted move into a retirement home, and we would then manage the sale of his house. The proceeds from the sale would provide him with the financial support he needed moving forward. Once Ted was settled in his new home, we went to work clearing the house, carefully setting aside keepsakes and valuables. We brought in pest control to address the mouse issue, then high-pressure steam cleaning and commercial-grade degreasing thoroughly sanitized the home. To ensure it safe, we used Benefect Decon 30, a natural product that eliminates bacteria and viruses, fogging the entire space. The home was then listed and sold for an excellent price in a bidding war, providing Ted with the financial resources he needed for his future.

 When Chris suddenly lost her father to a heart attack, she was thrust into the role of Estate Trustee. Her father had been a proud and financially wise man, always maintaining his home in impeccable condition. Though the house was extremely clean, it was somewhat dated, and Chris wanted to ensure it was presented in the best possible light for sale. Chris reached out to Toronto Estate Transitions for help. After discussing options, Chris decided to invest in a few key updates, including some fresh paint and modernizing certain areas of the home. Our team took care of the appraisal of the home for probate, clearing out unwanted items from the garage and basement, donating clothing and selling furniture through a Contents Sale. Followed by listing and selling the house. The small investment in updates paid off handsomely, and the home sold for a price that exceeded expectations. Chris now feels at peace, knowing her father would have approved of how she handled the estate.
